LANDLORD REPRESENTATION

Aggressive marketing. Qualified tenants. Minimal loss of revenue from turnover.

For Landlords with assets to be leased, those are just a few of the benefits Hearn Burkley can provide.

With extensive experience in leasing office, retail, flex, and industrial properties, Hearn Burkley has developed the specialized expertise to market each property type. Representing individual proprietors who may own one building to institutional investors with multi-building portfolios, Hearn Burkley provides owners with the guidance and follow-through for the complete cycle of marketing, lease negotiation, and document and contract execution. Our activity and presence in the market ensures that owners have the best guidance on comparable lease rates and terms.

With the most important work upfront, we begin by finding and qualifying the best suited tenants for your property. Hearn Burkley examines and advises on all aspects of a transaction on your behalf, from economic terms to other components including a leasing prospect's history, floor planning issues, tenant improvement costs, and other variables which go into underwriting the suitability of the deal for your building.

INVESTMENT & SALES

Sell the property now … or try to fill the vacancies for higher value?

Acquire another property or use a 1031 tax-deferred exchange?

From institutional investors, to families with holdings, or those inheriting a property, Hearn Burkley has transacted real estate throughout the B-W region for nearly 20 years, consulting with a wide variety of high net-worth individuals and partnerships. We understand the lifecycle of properties and how to meet the needs of investors seeking to acquire or dispose of real estate assets.

Having worked through numerous political, economic and market cycles, Hearn Burkley offers clients long-term, big picture market perspective, yet we’re experienced with the subtleties from submarket to submarket, and across property types. We’ve represented investors with office buildings, shopping centers, warehouses and multi-family properties – from the fully leased to vacant.

For Sellers

Hearn Burkley provides marketing and pricing strategy for maximum (yet realistic) value, along with our extensive database of prospects, network of relationships, and the technology to reach the best prospects quickly and efficiently. After the transaction, we’re there to assist with the next step, whether arranging tax guidance, facilitating a 1031 exchange or searching for a new acquisition.

From our market tenure Hearn Burkley has built an extensive network of prospective buyers throughout the region, including companies that are expanding, merging, or receiving new contracts that can trigger a purchase. Hearn Burkley also tracks the capital markets and the availability of funds for companies to proceed with acquisitions.

For investors

For those looking to acquire, Hearn Burkley’s relationships are one of our most valuable resources in identifying properties for sale which may not be listed or actively marketed. And when a target is identified, Hearn Burkley can analyze rent rolls, operating expenses and net operating income statements, going beneath the surface to help you understand the nuances of a potential investment. We not only know what’s available, but we can quickly assess its value.

1031 EXCHANGES

If you’re about to sell (or buy) a property you may want to consider…

Often referred to as a “1031 exchange” the Internal Revenue Code (IRC) Section 1031 , offers significant tax advantages to real estate seller and buyers. The 1031 tax-deferred exchange allows owners to sell property and then reinvest the proceeds into like-kind property, thereby deferring the capital gains taxes. To qualify, however, property exchanges must be done in accordance with rules set forth in the tax code and in the treasury regulations.

Hearn Burkley has assisted real estate investors – individuals and partnerships – with approximately $100,000,000 of successful 1031 tax-deferred transactions since our inception, and we’re intimately familiar with 1031 tax-deferred exchange rules.

In addition to our research, prospect development and marketing division, Hearn Burkley's Investment resources include:

Internal databases of thousands of well-capitalized investors and members of the brokerage community.
